Septic tank inspection: a visual check or a full written survey
Updated
A septic tank inspection is either a visual check of the tank with a verbal opinion, which Homeseptic prices at £250, or a written survey that also traces where the system discharges and tests it against the general binding rules, published from about £300 + VAT.
The two kinds of inspection
- Visual check
- An engineer lifts the lids, looks at the tank and the outlet, and tells you the condition. Homeseptic prices this at £250.
- Written survey
- The system is located and identified, the tank emptied if needed, the pipework and drainage field checked and the discharge point confirmed, with a report you can give a lender or solicitor. ClearFlow publishes from about £300 + VAT and Fastfix from £350.
When the rules make it matter
The operator of a septic tank or small treatment plant needs no permit if the system meets the general binding rules (gov.uk). Those rules require the sludge to be removed before the tank reaches its capacity, by a registered waste carrier, and the system to meet the British Standard in force when it was installed (gov.uk, discharges to ground). An inspection that does not say where the system discharges cannot tell you whether it complies.
